Rockefeller Group Picks Up Former Walmart Site in North Las Vegas

Rockefeller Group has purchased a former Walmart Supercenter site in North Las Vegas for the development of two speculative industrial buildings totaling 369.2k sf. The company will develop Craig Road Logistics Center on a 19-acre site located at the intersection of Craig Rd and North Nellis Blvd, within Clark County.

The company is also developing Cheyenne Industrial Park, which includes two buildings totaling 145.6k sf on North Lamb Blvd, and Nellis Logistics Center, a 134.1k sf speculative distribution facility located at North Nellis Blvd and East Carey Ave in Clark County.

The Walmart site is located less than three miles from the company’s other two industrial projects, within a one-day drive to ten major U.S. cities and Mexico and is in close proximity to the I-15 Fwy, Harry Reid International Airport (including FedEx and UPS hubs) and the Las Vegas Intermodal Yard (including BNSF and Union Pacific hubs).

“Given the interest we have had from third-party logistics users and other distribution tenants in both our Nellis project and Cheyenne projects in North Las Vegas, this is a logical next project for us and an excellent opportunity for us to continue our expansion to Las Vegas,” said James Wall, Senior Associate for Rockefeller Group. “Las Vegas remains one of the fastest growing industrial markets in the country, with net absorption of approximately 3.1 msf and vacancy at approximately 1.6% as of the end of Q2 2023.”

Craig Road Logistics Center will include two buildings, a 227.7k sf building with 36’ clear height, and a 141.5k sf building with 32’ clear height. The larger building will include 176 auto-parking stalls, and 29 dock doors. The smaller building will include 219 auto-parking stalls, and 18 dock doors. Both buildings will contain numerous other state-of-the-art features to make this project a Class A facility.

Rockefeller Group represented itself in the land purchase. Jason Simon and Rob Lujan of JLL’s Las Vegas office will be the listing brokers for the project. Lee & Sakahara Architects will design the project and TWC Construction will be the general contractor. Rockefeller Group’s civil engineer is Taney Engineering.
