Cougar USA, a leading supplier of water control systems for commercial buildings, inked a lease for a 45.9k sf building in Houston to be used as its corporate headquarters. Located at 8850 Fallbrook Dr, the space will include 18k sf of office with the balance of the facility being warehouse space.
The property provides immediate access to Beltway 8 as well as Highways 290 and 249 and Interstates 10 and 45. Cougar USA will be relocating from 14824 Tomball Pkwy and is expanding its space by 120%. Move-in is anticipated for July 2023.
Anthony Squillante and Drew Coupe with Avison Young represented Cougar USA. The landlord, Prologis, was repped by Jeremy Lumbreras and William Carpenter of Stream Realty Partners. Terms of the deal were not disclosed.
According to Coupe, it’s atypical for an industrial user to have such a heavy office requirement within its space. Because they were able to locate a facility within Cougar USA’s geographic parameters that already featured the required office space, Cougar’s desired tenant improvements will be substantially less than they would have been in terms of cost and scope of work.
