MAG Capital Partners LLC purchased a 62.9k sf cold storage facility in Ogden, UT. The property, located at 130 West 28th St, is tenanted by Western Gateway Storage Corp. Terms of the sale were undisclosed.
Situated on 1.34 acres, the two-story property comprises approximately 22k sf of both cooler and freezer spaces, a 16.6k sf warehouse and a roughly 1.8k sf office. It also features three loading docks and four drive-in docks with clear heights from 10 feet to 22 feet.
The facility is strategically located for highway (I-15), rail, and air access, with Ogden as a key distribution hub located along the transcontinental railroad system, which is a national center for east-west rail traffic. Rooted in the railroad industry, Ogden’s economy has expanded into military and manufacturing.
Western Gateway Storage provides comprehensive cold chain solutions including cold and freezer storage warehousing, ambient and temperature-controlled fulfillment and refrigerated transportation services.
MAG Capital Partners is led by principals Andrew Gi and Dax Mitchell. This is the firm’s third recent cold storage real estate acquisition and it is a niche within the industrial sector in which they plan to continue to invest.
