SWC Development Partners broke ground yesterday on its second building within Skyway Business Park in Surprise, AZ. The 135.9k sf warehouse/distribution facility is located at 11701 North 132nd Ave.
The facility will include a 32’ clear height, 9’x9’ dock high doors, 12’x14’ grade level doors, full concrete truck court, and a fenced truck yard among other features. Completion of the building is anticipated for Q2 2023.
Since acquiring 27.9 acres of land located in Skyway Commons in October 2021, SWC commenced construction on a 59.4k sf warehouse/distribution building, which is nearly complete. Additional buildings are currently going through the design review process, including two 25k sf flex spec buildings.
Skyway Commons is located within Skyway Business Park, a 300-acre rail-served business park situated in the heart of the northwest Phoenix region. It is strategically located 35 minutes from downtown Phoenix and is minutes from the confluence of Interstate 10 and Arizona Loop 303. It is strategically located to serve Arizona as well as the key markets in the Western United States including Ports of Los Angeles/Long Beach, New Mexico, Utah, Nevada and Southern California’s 23 million population.
Avison Young’s Kevin Helland and Mark Seale represent the ownership on the leasing and sale of the project. Additionally, Avison Young’s property management team is overseeing the Skyway Business Park Owner’s Association, as they have done for more than 12 years.
“The property offers an ideal logistical location as it sits between the massive TSMC campus and Luke Air Force base and is close to the 303 Freeway and Northern Parkway,” noted Seale. “This area has attracted and is poised to continue to attract global industrial occupiers as they seek to expand or establish major operations over the next 12 to 24 months,” noted Seale.
