Boston-based TA Realty picked up a 34.8k sf, NNN-leased industrial building situated on a 4.2-acre land parcel in Phoenix’ Deer Valley submarket in a $7.25 mil ($208/sf) transaction. The asset was sold by a private investor out of Arlington, VA.
The property, located at 22200 N 7th St, is fully leased to a well-established, publicly traded company. The site includes excess A-1 zoned land.
Chris Rogers and Trevor McKendry with DAUM Commercial Real Estate Services represented the seller and procured the buyer in the deal. According to DAUM, the Deer Valley submarket is currently seeing industrial vacancies of 2% and below in the larger industrial asset umbrella. In addition to this sale, Rogers and McKendry have been involved in the last five lease or sale transactions of freestanding buildings over 40k sf in the submarket.
