Victorium, a unique 30k sf, integrated sports and sports medicine facility in Scottsdale, AZ, sold for $8.9 mil, or $297/sf. The seller was Victorium, which agreed to lease back the building.
Victorium consists of a unique business integrating sports play, performance and training with sports medicine—both immediate care and rehabilitative physical therapy. As part of the property’s synergetic occupancy are an urgent care facility including sports medicine, a major orthopedic practice, and a restaurant.
Adjacent to the property is the brand-new city-owned Bell Road Sports Complex, with 13 full-sized outdoor multi-use sports fields. The Ice Den, the NHL Phoenix Coyotes practice facility, and WestWorld, a 386-acre equestrian and event facility, along with several golf courses are also located nearby. Victorium is also within minutes of two different interchanges with Loop 101 and within five-minutes of Scottsdale Airport, the busiest single-runway general aviation airport in the U.S.
Cushman & Wakefield’s Chris Hollenbeck, Tracy Cartledge, Bob Buckley and Shane Carter represented the seller in the sale transaction. The team also handled the leaseback. The buyer was North Scottsdale Sports Complex Holdings LLC, an El Dorado Hills (Sacramento), CA-based investor.
