Agilysys Inc, a publicly traded software development firm headquartered in Atlanta, inked a lease for 36k sf of space at a yet-to-be-built office building in Las Vegas called Narrative. The 10-year deal has a total value of $15 mil, which averages out to around $3.47/sf/mo.
Having occupied its previous space for the past 15 years, Agilysys was ready to relocate to a more modern office with an upgraded layout and enhanced finishes. They are expected to take occupancy in spring 2022.
Agilysys will occupy a significant portion of the building’s 102.9k sf and was the final pre-lease required in order to begin construction. During negotiations, Agilysys secured rights to prominent top of building signage and the ability to rename the address to Agilysys Way.
Narrative is a four-story, Class A office located along the 215 beltway near South Durango Drive. The property, which is conveniently located near the Las Vegas Strip and McCarran International Airport, provides access to any location in the Las Vegas Valley and offers exceptional visibility from the 215 beltway, making this project the ideal destination for high-end users seeking best-in-class office space. Construction will start immediately and deliver spring of 2022.
Agilysys was represented by Pete Shelton and Taber Thill with Colliers. Patti Dillon, also with Colliers, repped the landlord, G2 Capital Development and LaPour Partners.
