BLT Enterprises is in the process repositioning of its recently acquired 200k sf creative campus, which the firm has rebranded as The Hollywood Exchange. The property, which currently encompasses 11 buildings spanning 6.4 acres in the heart of the Hollywood submarket of Los Angeles, was previously known as Television Center. In conjunction with this repositioning, the firm is upgrading the campus through strategic interior, exterior, and landscape renovations.
Upgrades include the continued conversion of outdated spaces into modern creative office, a major renovation of the first two floors of the main building of office suites including the lobby and common areas, and new paving, landscaping, lighting, and murals to transform The Hollywood Exchange’s ample outdoor space into unique amenity spaces. BLT is also repainting the exteriors with shades of gray to freshen the overall look, while preserving and enhancing the classic, recognizable decorative moulding with accent paint.
“This ‘Crown Jewel’ asset, which was the original Technicolor headquarters, embodies rich and iconic Hollywood history while presenting opportunities to improve and modernize the space for today’s ‘techtainment’ tenant needs,” explains Bernard Huberman, Founder and President of BLT Enterprises, noting that some office suites were already recently renovated by prior ownership. “The campus is located within the Hollywood Media District, which is undergoing a revitalization and attracting a range of tech and media companies. The new name we’ve given the property, The Hollywood Exchange, represents the ongoing convergence of these industries in the area.”
The renovations are designed keeping in mind the tradition of the property, while ensuring that it offers the quality workspace and state-of-the art amenities today’s TV, film and digital production tenants, as well as innovative tech and design professionals, have come to expect. The evolution of the property is expected to continue for some time as The Hollywood Exchange presents untapped potential for build-to-suit development and redevelopment exceeding 200k sf.
The campus also features with gated access, production facilities for rent, and nearly 800 parking spaces. Including The Hollywood Exchange, BLT currently owns approximately 300k sf of office, production and studio space in Hollywood and West Los Angeles.
