Global investment firm KKR has acquired Skyline Commerce Center, a two-building, 198k sf industrial development in Mesquite, TX. The property was sold by Conor Commercial Real Estate. A price was not given out.
Strategically located on South Buckner Blvd with I-30 frontage, the development is visible to more than 168,000 vehicles each day. The location provides easy access to I-30, Highway 80 and I-635, and is just seven miles from Downtown Dallas and 14 miles from Dallas Love Field Airport. Triple Freeport Tax Abatement and incentives through the City of Mesquite are also available to tenants.
Building 1 incorporates 135.4k sf, divisible to 40k sf with a 32′ clear height, 260′ building depth, 50′ x 52′ bay spacing and office space to-suit. The building also offers 23 truck docks, one drive-in door, 12 trailer parking stalls, 133 car parking stalls and ESFR sprinklers.
Building 2 is 62.7k sf, divisible to 15k sf, and offers a 28′ clear height, 150′ building depth, 50′ x 52′ bay spacing and office space to-suit. Additionally, it provides 18 truck docks, two drive-in doors, 122 car parking stalls and ESFR sprinklers.
Construction on the development began in April 2020 and concluded in October, ahead of schedule. The buildings’ configurations, transportation access and proximity to a strong labor force make it ideal for last mile and e-commerce users. Cadence McShane Construction Company provided design-build services for the development.
This deal marks the second property KKR has purchased from Conor. Earlier this year, the firm acquired Conor’s Park 12 Hundred Tech Center in Westminster, CO.
