Kyrene School District inked a 77-year ground lease for 28.6 acres in Chandler on which it will develop Converge Logistics Center. The project will consist of three general industrial buildings totaling approximately 512.7k sf of space.
Designed to be multi-tenanted, the buildings have divisibility to 52k sf, 23.5k sf and 39.8k sf with 28-32 clear heights and a combination of dock-high and grade-level doors. Construction is slated to begin Q3 2021 with estimated delivery Q2 2022.
The property borders the I-10 Fwy and is 0.4 miles from Chandler Rd / I-10 interchange, 0.8 miles from Ray Rd/I-10 interchange, and 2.4 miles from the 40th St and Lower-202 interchange, allowing for efficient distribution to all areas of the Valley and easy access for regional distribution.
Mike Haenel, Andy Markham, and Phil Haenel with Cushman & Wakefield will be handling the marketing and leasing of the project. The development team includes Butler Design Group, Willmeng Construction, and Kimley-Horn.
The Converge project is exciting for the southeast valley and the overall Phoenix logistics market. Converge ties the 202 Fwy and Interstate 10 together and allows easy access to all parts of the valley. Direct frontage and visibility on Interstate 10 is unmatched and tenant demand remains extremely robust for well-designed and well-located logistics hubs, said Markham.
