Graycor Construction Company has completed the Gilbert Spectrum V office building on behalf of the property owner, SunCap Property Group, and is now underway on the final build-out for the building’s tenant – global aerospace and defense technology company Northrop Grumman.
Located at 1715 W. Elliott Rd, the new 120.3k sf, two-story Gilbert Spectrum V continues the expansion of Northrop Grumman’s multi-building satellite manufacturing campus in Gilbert, AZ.
The Class A Gilbert Spectrum Building V features generous 15’ floor-to-floor elevations, state-of-the-art interior common areas and workspaces, and an outdoor employee amenity area with landscaping, shade canopies and seating. The building has a flagstone veneer exterior accented with steel canopies. It provides 602 covered and surface parking spaces, including four electric vehicle charging stations.
Gilbert Spectrum Building V is the latest building completed by SunCap and Graycor at the 63-acre Gilbert Spectrum Business Park. Already completed buildings include Northrop Grumman’s original 58.3k sf office building (delivered in 2017) and a 135.7k sf, 32’ clear height manufacturing building leased to off-road vehicle supplier SDHQ Off Road, Pella Windows and the new location of disinfectant wipe manufacturer GPMI.
At build-out, the Gilbert Spectrum Business Park will include more than 800k sf and up to 10 office and flex industrial buildings ranging in size from 60k sf to 200k sf.
Graycor is completing Northrop Grumman’s interior build-out of Building V in two phases, with final delivery scheduled during Q1 2021. Balmer Architectural Group serves as the building architect. Gensler is the tenant improvement architect. Bowman Consulting Group is the building’s civil engineer.
