LPC Desert West Buys 20 Acres in AZ for Industrial Project

LPC Desert West has purchased nearly 20 acres in the I-10 corridor in Phoenix for Buckeye85, a 321.9k sf, Class A industrial project. Buckeye85 will deliver the location, flexibility and creative industrial amenities desired by mid-size users in today’s modern omnichannel marketplace.

“As e-commerce sophistication advances, we’re seeing more and more omnichannel strategies emerge. In the industrial space, the best omnichannel strategies cluster suppliers, manufacturers and warehouses close to one another to improve their collaboration, cut costs and safeguard a consistent customer experience,” said David Krumwiede, Senior Executive Vice President for LPC Desert West, the Southwest region of Lincoln Property Company (LPC). “Buckeye85 is designed for modern, mid-size requirements operating at the very center of this chain.”

Located at the southwest corner of 103rd Ave and Buckeye Rd/MC-87 Highway, Buckeye85 sits within a world-class e-commerce market, home to companies like Amazon, Carvana, McKesson, Pepsico, Kroger and Home Depot.

When complete, Buckeye85 will provide maximum functionality, with spaces divisible to 100k sf and features such as 36’ clear height, full concrete truck courts, a 94-door cross-dock configuration and state-of-the-art freezer/cooler capabilities. The building will also offer creative amenities that are often only found in Class A office buildings, such as touchless technology throughout, generous use of clerestory windows that provide sky views and let in abundant natural light, and a best-in-class outdoor amenity space.

The amenity space will include shaded and landscaped areas, built-in barbeque equipment and seating for outdoor relaxing, dining and games. Buckeye85 is two miles from a full-diamond interchange at I-10 and 107th Avenue, and is located within a Foreign Trade Zone.

Construction on Buckeye85 is scheduled to begin in April and deliver by year-end 2021. The project architect is Butler Design Group. The civil engineer is Hunter Engineering.

Other recent West Valley industrial developments by LPC include the 901.8k sf Lincoln Logistics 40 at I-10 and Bullard Avenue in Goodyear, the just-completed, 1.25 msf Park303 fronting the east side of the Loop 303 between Bethany Home Rd and Glendale Ave in Glendale.
