Hites Plaza, a 120.2k sf, Class A office building in the Bay Area’s Tri-Valley region, was acquired by Toda America for $34.7 mil, or $289/sf. The four-story building is located at 5601 Arnold Rd, north of I-580 and east of I-680 in Dublin.
At the time of acquisition, Hites Plaza was leased at 90% to national or credit tenants including Easter Seals, the U.S. Bureau of Alcohol, Tobacco, Firearms and Explosives (ATF) and the California Department of Justice. The building was completed in 2000 and is equipped with modern design features, cutting edge building systems including redundant power and HVAC capacity, 12-foot ceiling heights and large flexible floorplates to fulfill today’s tenant’s requirements.
Hites Plaza is surrounded by a robust amenity base that includes immediate access to BART, interstates 580 and 680, over 9 msf of dining and retail offerings and approximately 10,000 multifamily units.
