Stevens-Leinweber Construction Selected to Complete TI Build-Out of 643.8k sf AZ Facility for MLILY

Phoenix-based general contractor Stevens-Leinweber Construction (SLC) has been selected to complete the 643.8k sf tenant improvement for MLILY at PV 303, a 1,600-acre master-planned business park in Goodyear, AZ. The park is a development of Merit Partners and First Industrial Realty Trust.

SLC initiated build-out work on the MLILY building this month, with state-of-the-art manufacturing features and building amenities that will serve MLILY and the approximately 300 employees who will work in the building. SLC is also the ground-up general contractor for the Class A PV303 WEST II/MLILY industrial shell building, which the company began in March as a speculative industrial project and is now completing as a fully leased facility.

The MLILY building sits on 39.9 acres at 3350 N. Cotton Ln, within PV 303. At build out, PV 303 will include more than 20 msf of industrial, office and retail space located at the confluence of Interstate 10 and Loop 303.

The MLILY shell building features 40’ clear height, a modern cross-dock configuration and a private drive for easy ingress and egress. The entire facility will be fully air conditioned with a combination of R-38 roof and R-11 wall insulation. Tenant improvements will serve MLILY’s heavy manufacturing needs with H-4 tank rooms, process equipment with integrated leak detection and scrubbers, and state-of-the-art conveying systems, cutting lines and packaging equipment. The office space will span more than 20k sf of Class A build-out with large break areas and locker rooms for greater employee comfort.

As the project’s general contractor, SLC provided all design-build services and managed all construction aspects from plan completion through to delivery. Construction of the shell building followed approved FM Global construction methods, offering the infrastructure and power requirements needed to accommodate large-scale user scenarios. Butler Design Group is the building’s architect.

MLILY, a globally recognized mattress and memory foam manufacturer, is the retail brand of Healthcare Arizona LLC, a venture of China-based Healthcare Co, Ltd. that manufactures mattresses, mattress toppers, bases and pillows. It operates facilities in China, Thailand, Serbia and South Carolina.

MLILY’s presence at PV 303 adds to a growing roster of notable tenants that, in addition to Boeing/XPO, Ball and HD Supply, include Dick’s Sporting Goods, REI, UPS, Ferraro Candy, Daimler Trucks and Fairlife. SLC anticipates a December 2020 completion of the MLILY build out – in time for the company’s targeted move-in date.

This is SLC’s fourth major assignment at PV 303 – starting with its build-out of the Ball manufacturing warehouse and followed by the Boeing/XPO tenant improvement and the HD Supply warehouse and logistics build-to-suit.
