Crimson Real Estate Fund LP and USAA Real Estate Company have broken ground on a new 129k sf, Class A office building in northwest Austin, TX. The project, Aspen Lake Two, is being developed for the owners by Houston-based Patrinely Group.
Aspen Lake Two is located at the intersection of Lake Creek Pkwy and Pecan Park Blvd, immediately east of Hwy 183. The project is already 54 percent preleased to Q2ebanking, a provider of premier electronic banking solutions for community-focused banks and credit unions throughout the U.S.
The building, designed by Gensler and being built by Harvey Builders, is scheduled for completion in fall 2015. Leasing is being handled by Austin-based AQUILA Commercial LLC, under the direction of Crimson Services LLC, an affiliate of Patrinely Group. Crimson Services also will provide property management services.
“The office building offers up to 59k sf on the first and second floors with expansion options in Aspen Lake Three, the next development phase, which is a sister building of Aspen Lake Two” according to Ben Tolson, Principal with AQUILA Commercial.
