Simi Valley Production/Entertainment/Office Facility Listed for Sale


We’ve learned of a unique, state-of-the-art production and entertainment facility and Class A office complex in Simi Valley that has been listed for sale. The property is the Adventist Media Center, located at 101 West Cochran St, which is owned and operated by the North American Division of Seventh-day Adventists. It is being offered at $14.25 mil, or just under $119/sf.

Situated on just over seven acres, the office portion of the property was built in 1991 with the studio complex built in 2000 by the current owner, who used the facilities to produce, edit and broadcast around the world. The property consists of two floors of office, two studio production stages (Stage A and Stage B), post-production editing suites, and warehouse space, along with other supporting features.

Dennis Slattery, executive managing director, and Stacy Vierheilig-Fraser, senior managing director, with Charles Dunn Company, are marketing the asset on behalf of the seller.

“Nothing like this highly improved entertainment complex is currently on the market,” said Slattery. “This is truly a rare offering to acquire a world-class production facility for a fraction of the cost of competitive facilities in Los Angeles … and it is still strategically located within the 30-mile zone for use by union and non-union film projects on-site.”

Fraser noted that the location provides access to the region’s highly-skilled and well-educated workforce, surrounding retail and dining amenities, and all the benefits of being within the City of Simi Valley which is very pro-business and pro-entertainment industry.

Below is additional information on the property’s assets:

• Stage A is the building’s largest (5.7k sf) and most technologically advanced production studio. Stage A is equipped with De Sisti motorized hoist systems and 160 tons of air conditioning. This unique stage with attached digital and audio control booth is also connected to satellite transmission control room, to transmit or receive live. It will also allow for a studio audience.

• Stage B is ideally suited for small- to medium-sized productions. The floor has been laser leveled for smooth pedestal and dolly moves. Lighting grid is set at 22’. This versatile studio with attached digital and audio control booth is also connected to the property’s satellite transmission control room.

• The property features cutting-edge support facilities including post-production bays, audio studios, sound mixing studios and ISO booths. Bays include 6 final cut edit suites while sound studios feature pro tools HD and sampling rates up to 192kHz.

• Class A office space to support the production facilities. The office area features a dramatic lobby/entrance area and includes a mixture of private office, production support and open area.

• Warehouse/prop storage, stages and production support facilities including control rooms, edit bays, ADR facilities, ISO/VO booths and VIP makeup/green rooms.

The property is located in the northwestern portion of Simi Valley within the Simi Valley Business Park. Simi Valley is located in the southeast corner of Ventura County, bordering San Fernando Valley. The city is 30 miles from Downtown Los Angeles and is served by public transit as well as the 118 which connects with State Highways 23 and 101, Interstates 5, 405, and 210.
