83-Acre Undeveloped Site Outside of Denver Sells

In a notable land buy in Colorado, an 83-acre development site at Rocky Mountain Rail Park, a rail-served industrial park located in unincorporated Adams County, CO, a suburb of Denver, traded hands. The undeveloped land was sold by Rocky Mountain Industrials Inc, the owner of the 620-acre Rocky Mountain Rail Park.

The rail park is located just off Manila Rd and I-70, and adjacent to the Colorado Air and Space Port (formerly Front Range Airport). The location is also proximate to the Denver International Airport, downtown Denver, and several new residential and mixed-use development projects in the region.

Aaron Valdez, Alec Rhodes and Tyler Smith of Cushman & Wakefield, who provide brokerage services for the rail park, represented Rocky Mountain Industrials in the sale. The buyer was represented by Vic Overholser of SDS Commercial and James Spittler, Jr. of NAI Highland LLC. According to Valdez, the rail park offers flexible sale, lease and build-to-suit options.

Adams County Commissioner Emma Pinter, in conjunction with the project groundbreaking in October, had expressed, “This new rail park will be a catalyst for many economic development opportunities in the county, at and around, our Colorado Air and Space Port. The park, and its prime location, will provide much needed access for current and future businesses across the metro area to ship products cross-country in a faster and more economical way and will provide space for new business opportunities. In addition, this new rail park will foster job growth in our county, which has a direct impact on sustaining a better quality of life for our residents.”
