Two Recent Signings Take 30k sf at Latest Phase of TX Office Project

There’s been two lease signings totaling 30.1k sf at Phase IV of Grandway West, a six-building office project in Houston that will total approximately 850k sf when complete. Currently, the project has delivered 280.3k sf in three separate buildings. Phase IV, which consists of 72k sf, was completed in January of this year and is now 93% leased.

Grandway West is a 56-acre office development located 1 mile north of I-10 with frontage along the Grand Pkwy. The development has superior visibility and convenient access to the major highway systems.

In these latest deals, Jones & Carter Inc leased 17.9k sf of space. The firm was repped by Savills Studley’s Derrell Curry. Also, Gallagher Benefit Services Inc leased 12.2k sf of space. There were represented by CBRE’s Bill Boyer and Trevor Jeske. Transwestern’s Eric Anderson and Parker Burkett represented the building owner, a joint partnership between InSite Realty Partners and Urban Companies, in both transactions.

“The location, access and visibility have proven to be the key features contributing to the leasing success of the project,” said Burkett. “In addition to the outstanding geographical attributes, Grandway West offers a compelling price point for new construction, which is particularly appealing in the current market conditions. The completion of the Grand Parkway has injected strong momentum into the Katy office market, and Grandway West is well positioned to continue capitalizing on these strong trends.”
