San Diego-based Heritage Partners picked up two North Scottsdale office buildings for $12.13 mil. The properties, located at 8322 E. Hartford Dr and 8324 E. Hartford Dr within the Perimeter Center business park, were sold by single-entity LLC’s controlled by Helix.
The Class A, two-story office buildings total 42.1k sf ($288/sf) of space and were 100% occupied at the time of sale by medical and healthcare related tenants. The buildings are the only two-story structures within Sonoran Corporate Center, a six-building office complex located at the corner of Princess Dr and Hartford Dr.
8322 E. Hartford Dr sold for $6.6 mil ($313/sf) and is leased to SH Operating LLC (dba Recovia), an upscale outpatient treatment center for prescription medication dependency, with eight and a half years remaining on the lease term. 8324 E. Hartford Drive is leased to Passport Health LLC, the nation's largest travel medicine services provider, with four and a half years of remaining lease term, and sold for $5.53 mil ($262/sf).
Cushman & Wakefield’s Eric Wichterman and Mike Coover represented the seller, Phoenix-based Helix Properties LLC.
