In a recent SoCal industrial sales comp, a 40k sf facility in Santa Paula sold for $5.3 mil, or $146/sf. The property is located at 201 S Hallock Dr, next to Lemonwood Industrial Park and minutes from Highway 126.
Built in 1980, the site features a separate 4k sf office building, with a 24-foot clear height industrial building, and a gated yard on 8.68 acres. It is also contiguous to the approved Gateway East office/retail project proposed on the east side of the property.
At the time of the sale, the entire facility was occupied by Weatherford International. Weatherford is the leading wellbore and production solutions company, providing integrated solutions across well stages and customer domains to the oil and gas industry.
