Cosaro and Tagliati Trusts purchased a 21.5k sf industrial property in the city of Moorpark for $3 mil ($140/sf). The property, located at 5245 Maureen Lane, west of Hwy 23 and north of Los Angeles Ave, was sold by F&B Industrial Investments LLC.
“The acquisition of this facility supports the expansion of the owner’s company, Picnic Time Inc, to house their rapidly expanding product line and to meet the needs of their clients,” said Timothy Foutz of NAI Capital. Foutz repped the buyer in the transaction.
Located in a master-planned business park built in the 1990s, the concrete tilt-up industrial facility features high bay storage space, 21’ clearance, and two 12'x14' ground-level loading doors. The property also features 5k sf of office consisting of both individual offices and a large open space ideal for modular furniture systems. The facility has parking on three sides with a total of 49 spaces being provided.
The property is located within five minutes of the Moorpark (23) Fwy, providing easy and quick access to the Ronald Reagan (118) Fwy and the Ventura (101) Fwy, as well as access leads to all of the major arterial highways. Major retail centers are also within a mile radius of the site, providing numerous amenities for the property’s visitors and tenants.
