The remaining 17 office/medical buildings within the Conejo Ridge Executive Center in Thousand Oaks have been listed for sale. The buildings, totaling 94.7k sf of space, are being offered by Wendy Drive Office Development LLC, who has retained Tom Dwyer, Michael Slater and Nick Gregg of CBRE’s Ventura office to handle the listing.
Located at 3045-3315 Old Conejo Rd, the buildings will be sold individually. Built in 2008, they range in size from 1.7k sf to 14.6k sf, and offer extensive window lines and abundant parking. There are currently 14 individual business owners within the campus, including law firms, accounting firms, real estate firms and medical offices.
Conejo Ridge Executive Center consists of 31 free-standing buildings in a campus environment. Situated adjacent to the US 101 Fwy, the project has freeway visibility and easy on/off freeway access via Wendy Dr. Conejo Ridge Executive Center is within walking distance of the Conejo Gateway Shopping Center, as well as minutes from the Oaks Mall and Janss Marketplace. Several high-end shopping centers featuring restaurants, shops and entertainment are located near the site.
“The availability of these buildings speaks to what we are seeing in the market overall. There is an increasing trend in users choosing to buy versus lease in today’s low interest rate environment and bottom of the market pricing,” said Dwyer.
