Laurus College signed a lease for 15.5k sf of office space in Oxnard in a move that will enable the school to bring its first campus to Ventura County. The building is at 2351 Lockwood St, west of Rice Ave and just south of Hwy 101. Total consideration for the five-year lease is roughly $1.57 mil, or about $1.69/sf/mo.
The school will occupy the entire building, which sits along the Ventura Fwy with highly visible building signage. Opening is expected in the fourth quarter of 2011.
Lee & Associates-LA North/Ventura Inc principals John Ochoa, SIOR and Grant Harris, and Vice President David Kim, repped the tenant in the deal. The landlord, Sunbelt Enterprises, represented itself in the transaction.
“The search took almost a year because Laurus College was looking for a highly visible location with signage opportunity in a market with demographics that matched its student profile,” said Ochoa. “We identified every opportunity with freeway frontage but this building really met their expectations.”
Laurus, a wholly owned subsidiary of Michigan-based QE2Systems Inc, has three California locations in Atascadero, San Luis Obispo and Santa Maria. The school provides post-secondary education in fields including Microsoft Office software, A+ certification, 3D animation, business, medical billing, web design, and computer networking.
