In this update on activity from Ventura County, we’ll review two recent industrial sales comps from Ventura and Camarillo. The larger of the transactions was in the city of Ventura, where a 19k sf facility at 4277 Transport St sold for $2.6 mil ($137/sf). The single-story, tilt-up building is located west of Telephone Rd and south of the 101 Fwy.
"With our clients company growing and dependent on immediate delivery, we were able to assist the buyer in identifying a property with great exposure due to its corner location and easy access to the 101 and 126 freeways for its automotive parts distribution center," said Mark Kotake of DAUM Commercial Real Estate Services, who represented the buyer, Transport Street LLC.
Mike Tharp and David Young of NAI Capital repped the seller, Libra Investments.
And in a Camarillo deal, an 11.7k sf industrial condo located at 1080 Avenida Acaso, north of the 101 Fwy and east of Lewis Rd, traded hands for $1.6 mil ($137/sf) in a sale/leaseback transaction.
The property will be leased back to Flow Secure, a designer, manufacturer and marketer of security and safety devices, which signed a five-year lease on the high-image facility for an undisclosed price. Stuart Scott of DAUM Commercial Real Estate represented the seller, Flow Secure. Alex Olson of The Becker Group negotiated for the buyer, a Camarillo investor.
