A vacant 100k sf, office campus on six acres in Oceanside sold for $11.8 mil ($118/sf). The asset consists of four low-rise buildings located at 1305-1320 Union Plaza Court.
The buyer was Partnering with Parents LLC, dba The Classical Academies, an organization of award-winning, tuition-free, California Public Charter Schools serving North San Diego County since 1999. The property was sold by Sunrise Capital LLC.
The property is surrounded by an abundance of single-family and multi-family residential options, including a new proposed 295-unit, upscale multifamily project located nearby. There are also several retail, restaurant and shopping amenities as well as mass transit options including Light Rail within a short walking distance. The coastal property is also only about a mile from the beach.
Peter Curry, Jason Kimmel and Tim Winslow with Cushman & Wakefield represented the seller in the transaction. Jon Walters and Jim Benson of Kidder Mathews repped the buyer.
“Formerly occupied by the County of San Diego for decades, this was a rare opportunity to acquire this strategically located campus in a private cul-de-sac, but that is also conveniently located off of Oceanside Blvd and a quarter mile from Interstate 5 for easy accessibility for parents, students and staff,” said Curry. “And the land size, layout and functionality of this former longstanding office property seems very well suited to support the needs of a school campus use and create a great learning environment.”
