In a recent San Diego-area industrial buy, Greenlaw Partners purchased San Diego International Center, a 106.6k sf industrial warehouse in Otay Mesa. The property, located at 2323 Avenida Costa Este, traded for $24.5 mil ($230/sf) in an off-market deal.
Built in 1999, the multi-tenant building sits on a 5.82-acre lot in the California Enterprise Zone, accessible to the southbound truck route and the future SR-125 and less than one mile from the Mexico border crossing. The Class-B building features corporate image architecture with extensive window lines, a 28’ clearance, 40 dock doors, ESFR sprinklers, eight-inch thick concrete floors, a 170’ shared truck bay, and heavy power.
Mark Lewkowitz and Chris Holder with Colliers represented the seller, CAN Holdings LLC. Mike Mossmer and Pat Connors with Voit Commercial Real Estate Services repped Greenlaw in the 1031 exchange transaction.
