The Southern California division of Trammell Crow Residential (TCR) is breaking ground on construction of Simone, a luxury, 36-story high-rise in San Diego’s Little Italy neighborhood. The development will consist of 358 market-rate apartments, five penthouses, 32 subsidized apartments for low-income residents, 32k sf of resort-style amenity spaces and ample parking.
Located at 1401 Union St, at the intersection of Ash St, Simone offers panoramic views of San Diego Bay. The 0.6-acre site is bounded by Union, Ash and Front streets and occupies half a city block.
The 612k sf community, which was designed for LEED Gold certification, is scheduled for completion in 2023. The residential tower, with 30 floors of apartments, will sit atop a six-story podium with three levels of underground parking and four levels of above ground parking. Simone is a joint venture among TCR, Pacific Life Insurance Company and AAA Management.
“This property is all about maximizing the resident experience with unobstructed water views, high-end design and premier amenities,” said Jessica Cassolato, development associate for TCR. The community features a lushly landscaped rooftop pool, spa and entertainment space; a Sky Club with panoramic city views, gourmet demonstration kitchen and indoor-outdoor lounges and dining spaces; a 4k sf indoor-outdoor, tech-savvy fitness center; a 10k sf outdoor lounge with a movie projector screen; dog park, pet lounge and spa; Amazon lockers; a bike repair shop with storage; a co-working business center and more.
Simone is walking distance to future tech centers at the Campus at Horton and the San Diego Research & Development District by IQHQ, luxury dining and all the pursuits offered at the bay. With a WalkScore® of 95, it is considered a “walker’s paradise.”
“This premier location demanded a modern, iconic structure that will become a San Diego landmark. Simone will be one of the tallest buildings Downtown and the tallest high-rise in Little Italy,” said Joseph O. Wong, FAIA, of Joseph Wong Design Associates (JWDA) of San Diego, which designed the building.
Apartments will range from 577 sf studios to 1.1k sf, two-bedroom units. There are also five 1.5k sf penthouses on the 35th and 36th levels. To take advantage of the astounding views, apartments have high ceilings and floor-to-ceiling windows.
Approximately 95% of the apartment homes have balconies with glass railings and most have water views. Interior amenities mimic the stylish surroundings with gourmet kitchens, stainless steel appliances, hard-surface flooring, walk-in closets, all-tile, spa-inspired baths and luxury plumbing fixtures.
The Southern California Division of TCR has nearly 6,800 apartment units in various stages of development in Los Angeles, Orange, Riverside, San Bernardino and San Diego counties including urban towers, podiums, wraps and suburban garden projects.
In addition to JWDA, the development and construction team includes Nasland Engineering of San Diego, EPT Designs of Pasadena for landscape architecture and Parisa O’Connell Interior Design of San Francisco. Swinerton Builders is the general contractor.
