National University’s HQ Campus in Torrey Pines Sells

8/19/20

Alexandria RE Equities has purchased The Pointe at Torrey Pines, a 139.1k sf office property in Torrey Pines currently home to the National University System and National University’s two-building headquarters. The price was $97.5 mil, or about $700/sf.

The property is located at 11255 and 11355 N. Torrey Pines Rd, north of La Jolla, roughly midway between the Pacific Ocean and I-5. The existing improvements consist of two office buildings totaling 139.1k sf of space with unobstructed, panoramic views of the Pacific Ocean and Torrey Pines Reserve.

The property is in Torrey Pines, San Diego’s top biotech and life sciences submarket. The asset is across the street from the prestigious Torrey Pines Golf Course and is less than four miles from UTC and within two miles from prestigious research institutes such as Scripps Research, Sanford Burnham Prebys, Sanford Consortium, Salk Institute and University of California, San Diego.

CBRE’s Louay Alsadek, Hunter Rowe and Caitlin Little represented the seller, National University System, a veteran-founded nonprofit university with over 45,000 students across 28 campuses around the world. The undisclosed buyer was self-repped.

“This is an incredibly well-located site with over 1,000 feet of frontage along North Torrey Pines Road. The Pointe’s unparalleled location and serene natural setting embodies the essence of Torrey Pines with stunning canyon views and beautiful trees and landscaping that are unique to the Torrey Pines submarket,” said Alsadek.
