Cooley, a Palo Alto-based international law firm, has signed a 74k sf lease at The Boardwalk, a three-building, 195k sf development currently under construction by Irvine-based REIT Healthpeak Properties in Torrey Pines. Terms of the transaction were not disclosed.
Located at 10265, 10275 and 10285 Science Center Drive, The Boardwalk will feature such amenities as a gourmet café, conference center, 5k sf fitness center and a one-acre park with outdoor meeting and collaboration spaces. The project features View Smart Windows, a new technology that automatically tints in response to outdoor conditions reducing heat and glare while still maintaining unimpeded views to the outside world, resulting in enhanced comfort and productivity for building occupants.
Cooley, who will make its space at The Boardwalk its new regional headquarters, is particularly known for its technology and life sciences practices and employs over 1,100 attorneys across 16 offices worldwide.
CBRE’s Jed Stirnkorb, Rich Danesi and Andrew Huggett represented the landlord, Irvine, Calif.-based REIT Healthpeak Properties, in the transaction. Cooley was represented by an outside firm.
Healthpeak began construction on the $164 mil life science development in January of 2020 and is expected to accommodate occupancy as early as the second quarter of 2021. The campus will combine three adjacent Healthpeak holdings, activating two land sites through 110k sf of ground-up development that will flank both sides of an existing 85k sf property that will also be redeveloped.
