Murphy Development Company (MDC) has completed construction on the final building at The Campus at San Diego Business Park, a 137k sf spec industrial building on seven acres just north of the U.S. / Mexico border. The addition of Building 3 makes The Campus one of San Diego’s largest industrial parks, totaling over 670k sf.
Building 3, a concrete tilt-up located at 2065 Sanyo Ave, features a 32-foot minimum clear height, 4,000 amps of 277/480 volt power, manufacturing sewer and water capacity, ESFR sprinklers, concrete truck courts and wide column spacing. The building has 33 dock-high doors, with an additional 10 short-yard expansion docks. It is strategically located adjacent to SR 11 and within a few hundred feet of SR 905, providing excellent freeway identity and access.
The Campus at San Diego Business Park is a fully fenced, secure site with onsite security and C-TPAT qualification. An onsite café is currently under construction and will be open for breakfast and lunch to all Campus employees in June 2020.
Murphy’s development team for Building 3 includes Pacific Cornerstone Architects, Teshima Landscape Design, K&S Engineering and Lusardi Construction as the general contractor.
Murphy Development purchased the San Diego Business Park (SDBP) in Otay Mesa from Panasonic Corporation of North America in early 2017 and renamed it The Campus at San Diego Business Park. (Murphy Development originally built the 542.2k sf, two-building campus in 1986 for The Sanyo Corporation of America. It was subsequently sold to The Panasonic Corporation.)
Following reacquisition, Murphy completed $15 mil in upgrades that included installing new drought-tolerant landscaping, replacing all office glazing with energy efficient glass, modernizing the office areas, updating the solar panel system, and adding dock and grade doors.
Andy Irwin and Joe Anderson with JLL are marketing Building 3 for Lease. The building can accommodate tenants from 50k sf to 137k sf. Office improvements are in place making the building available for immediate occupancy.
Irwin continued by saying “Otay Mesa is one of the hottest industrial markets in the San Diego area with 2.8% vacancy, 790k sf of positive net absorption in 2019 and 10% rental rate growth year-over-year.”
The additional two buildings at The Campus are leased to Panasonic North America, JD Group Logistics, kSARIA, and General Services Administration (GSA).
Murphy Development has designed and completed in excess of 10 million square feet of corporate industrial and technology projects in San Diego. Infrastructure improvements are complete at MDC’s next project, Brown Field Technology Park, a 50-acre, master-planned corporate industrial development, also in Otay Mesa, where MDC will develop up to 2 msf of Class A industrial buildings. Current building designs range from 50k sf – 300k sf and are designed for manufacturing and distribution tenants.
