In a recent multifamily sales comp from San Diego, a six-unit, 4.5k sf property sold for $2.225 mil, or around $370k/unit. The asset consists of two land parcels totaling 12.4k sf and situated just half-a-block from Mission Bay and the Crown Point Park.
Built in 1955, the asset is located at 3847-63 Sequoia St, south of Grand Ave and east of Ingraham St. The property contains all two-bedroom units and was fully occupied at the time of sale.
Ciara Trujillo, David Santistevan, and Gunder Creager of Colliers International represented the seller, Sequoia Street Apartments LLC. The buyer, Bruce Kleege had no outside representation.
