General Atomics Aeronautical Systems Inc has inked a four-year, $4.2 mil lease for a 112k sf ($0.78/sf/mo) industrial property in Poway. The facility is located on 8.33 acres at 13550 Stowe Dr, north of Scripps Poway Pkwy and east of Community Rd.
The flex office/industrial/R&D facility offers excellent access to major transportation corridors including the 15, 56, 163 and 78 freeways. General Atomics, one of the world’s leading aeronautical design and manufacturing companies, plans to use the facility as a parts warehousing and distribution hub.
The property features 12 dock-high positions and six grade-level doors in a climate-controlled warehouse, along with 16.8k sf of office space on two levels. The site also offers 24’ clear height, ESFR sprinkler system, a concrete truck court and 345 parking spaces.
General Atomics is a major resource for high technology systems ranging from the nuclear fuel cycle to electromagnetic systems, remotely operated surveillance aircraft, airborne sensors, and advanced electronic, wireless and laser technologies.
Ted Cuthbert with Colliers International, along with Bob Willingham, James Duncan and Mickey Morera with Kidder Mathews, represented CT Realty. General Atomics repped itself in the transaction. General Atomics was the existing tenant when CT purchased the property in March of this year, but moved out at the end of their lease in May before signing a new lease with CT.
