The Dinerstein Companies plans to develop a mixed-use community in San Diego’s Mission Valley area that will add 305 residential units to the area. The project, called Millenium Mission Valley, is located on 5.37 acres at the northwest corner of Camino Del Rio North and Camino Del Arroyo.
Designed by TCA Architects, Millennium Mission Valley is a high-density project comprised of 291 contemporary apartment homes, 14 ‘shopkeeper’ live-work units and over 9k sf of retail space. It is scheduled for completion in fall 2017.
To integrate the dense apartment community into a predominantly commercial retail district, Millennium Mission Valley is fronted by two single-story structures that will contain the neighborhood-serving retail space. The 14 live-work units are complete with storefronts, retail awnings, and an open ground floor plan with easy access to the public sidewalks. A mix of punched openings and cantilevered balconies further animate the elevations, providing optimal relief and texture to the design.
Immediately behind the retail is a public paseo easing the transition to residential, and providing open space and curbside parking for both residents and consumers. The residential component is also set back 20 feet from the curb to provide additional relief, and features a 4k sf public plaza situated in the center to be utilized as a communal gathering space. The entrance to Millennium Mission Valley is located adjacent to the retail paseo, allowing for an enhanced sense of arrival for both residents and visitors alike.
