Western States Technologies Inc recently completed two San Diego-area real estate transactions – one an acquisition and the other a sale -- valued at $9.8 mil. The company purchased a corporate HQ building in Sorrento Mesa and sold an R&D property in Carlsbad.

In Sorrento Mesa, Western States paid $6.3 mil for a 36.9k sf ($171/sf) corporate headquarters building at 10540 Heater Ct. The building, which was purchased from Moxie Partners LLC, is located across the street from an LA Fitness health club and the Staybridge Suites hotel, roughly three miles from Interstates 5 and 805.
The property is currently 100 percent leased by Cobham Defence Electronics. Cobham, a division of Cobham Defense Systems, is an experienced global leader in innovative design, development and manufacturing of custom RF, microwave and millimeter wave products for defense and aerospace applications.
Bryce Aberg, Brant Aberg and Brian Driscoll with Cassidy Turley Commercial Real Estate Services in San Diego represented both Western States and the seller in the transaction.
Western States also sold a 32.4k sf R&D building at 2283 Cosmos Ct, south of Palomar Airport Rd and west of El Camino Real in Carlsbad, for $3.5 mil ($108/sf). The building was purchased by Skateoplex Inc, an ice rink owner that has received a conditional use permit from the city of Carlsbad to operate a public ice rink in that location.
Roger Carlson and Lannie Allee of CBRE’s Carlsbad office represented both Western States and Skateoplex in the Cosmos Court transaction.
In addition to the Heater Court building, Western States owns a 32k sf corporate HQ building at 10547 Viper Way in the Mira Mesa Business Park in San Diego. Based in Los Angeles, Western States Technologies concentrates on the development, acquisition and rehabilitation of industrial and office properties, and currently owns and manages a mixed-use portfolio totaling more than 1 msf in Los Angeles, Orange, Riverside, San Bernardino, Ventura and San Diego counties.
