Steel is up for a new 7.2k sf retail center currently under construction at the southeast corner of Rancho Bernardo Rd and West Bernardo Dr in the Rancho Bernardo area of San Diego. The center, a development of HP Enterprises, will be anchored by Starbucks, which signed a 10-year lease for 1.9k sf of space. The center is scheduled for completion in summer 2008.
HP Enterprises purchased the 34.1k sf site from Shell in 2005 and, after recently completing a lengthy entitlement process, broke ground on February 1, 2008. The project will feature five retail suites including two 1.5k sf, a 1.2k sf unit, Starbucks’ 1.9k sf suite and a 2k sf street-front space. The center will provide a 5/1,000 parking ratio. Tim Kerrigan of CB Richard Ellis is the exclusive marketing and leasing representative for the center.
The project was designed by San Diego-based Joseph Wong Design Associates with Dennis Bradstreet acting as in-house project manager for HP Enterprises. Engineers and subcontractors include Straightline Engineering, Koch Armstrong, Modern Masonry, Southbay Welding, Advanced Systems for framing and drywall, Drum Plumbing, Barner Electric, Western Foundations & Shoring and Cats Excavating.
HP Enterprises is owned by Harki Parekh, a developer and owner of commercial properties located primarily in Southern California. The HP Enterprises center is the only retail project currently under construction in Rancho Bernardo.
