BLT Enterprises has completed $3.3 mil in creative renovations to a 40.6k sf, single-tenant industrial building in Irvine. The strategic improvement program was implemented to meet the specific needs of the building’s tenant, Glidewell Dental Ceramics Inc, which fully occupies the property, located close to John Wayne Airport at 17466 Daimler St.
Glidewell, a leading multinational dental products provider, signed a 10-year full-building lease for the facility roughly a year after BLT acquired the property in the third quarter of 2020. Prior to inking the lease agreement in August 2021, BLT had completed a renovation to the property’s exterior shell, including a seismic upgrade and some interior refurbishments. Upon signing the leasing transaction, the firm collaborated with contractor Turelk and architects Ware Malcomb to execute a comprehensive interior and exterior improvement program specifically based on Glidewell’s requirements.
The renovations included creating a breakroom that serves as a welcoming meeting space on the mezzanine level in addition to the existing ground-floor breakroom. Other changes included redeveloping the workstation layouts and locations, delivering a new entry façade that provides a front patio area with amenities, renovating the restrooms, and upgrading the building systems and landscaping to create a completely refinished and attractive setting that provides deep long-term value to the property and the tenant.
Future improvements include Glidewell’s storage racking installation and required fire sprinkler upgrades to accommodate their dense storage needs.
