Virtus Real Estate Capital Picks Up OC Medical Office Building

Virtus Real Estate Capital purchased a 21.6k sf, medical office building in Fullerton from Healthcare Property Advisors. The property, 101 Laguna, is located approximately 30 miles southeast of Downtown Los Angeles, adjacent to the 320-bed St. Jude Medical Center, which is part of the Providence St. Joseph Health Network.

The facility, which was recently renovated and expanded in 2017, operates as a Women’s Health Center for St. Joseph Heritage Healthcare, which just signed a new long-term lease for the entire property. Services available at the property include obstetrics and gynecology, invasive robotic surgery, digital mammography, and ultrasound.

Evan Kovac, Andrew Milne, Matt Dicesare, Trent Jemmett and Niema Beglari with JLL Healthcare Capital Markets represented the seller in the deal. Additionally, John Chun and Jacob Fideler with JLL secured the seven-year, floating-rate acquisition loan.
