Amazon Buys 16.5 Acres for $63 Mil in Santa Ana as Part of Its SoCal Expansion Plans

Amazon has acquired 16.5 acres in Santa Ana from Caribou Industries for $63 mil. The site at 625 N Grand, with frontage along the 5 Fwy and easy access to the Orange Crush where the 5, 22, and 57 Freeways interconnect, is an integral piece to Amazon’s expansion plans in Southern California.

The sale is one of the largest Orange County transactions of 2020 and is a huge win for the transformation of Downtown Santa Ana as it continues to make strides to bring big names to the city. There are a lot of companies that see value in being neighbors with one of the largest companies in the world.

Lee & Associates Orange's Office Advisory Group - Marshal Vogt, Matt Orville, and Jaimeson Hearne - with the help of partner Jack Haley negotiated the sale. The Lee team is involved in another significant part of the downtown Santa Ana renaissance, having re-introduced the nearby former OC Register office building as the 625IVE.

The 625IVE property is for sale or lease and includes a 185k sf office building, a five-story parking garage and 44.3k sf of excess land that can be developed into retail, office, residential, parking, or any combination thereof. The property is in a Qualified Opportunity Zone.

According to Orville, “In a Covid world, corporate office occupants require many entry points and the building has direct access to two floors in the parking garage and a front lobby entrance. Occupants also require multiple elevators, and the building has four plus a dedicated freight.”

625IVE has 30k sf floor plates with close to 16-foot ceiling heights, allowing tenants to spread out their workforce comfortably without sacrificing collaboration. The building provides supreme visibility and branding to a company looking for signage with 350,000 cars driving by each day. In terms of walkability, 625IVE is walking distance to the Santa Ana Train Station which connects the site to a workforce in Downtown Los Angeles and San Diego. 625IVE is a true transit-oriented corporate HQ.
