Elbi of America has inked a lease for an entire freestanding, 64.6k sf industrial building in Anaheim. The building is located at 1210 North Red Gum St, north of the 91 Fwy and east of the 57 Fwy.
Elbi will utilize the space for light manufacturing and distribution of its water storage and treatment systems. The property stood out due to its ideal location within the Anaheim Canyon area, just minutes from the SR91, SR22, SR57 and SR55 freeways, providing convenient access to other Southern California submarkets.
The building is owned by Rexford Industrial Realty, who recently completed major upgrades to the dock-high building, including brand new offices, restrooms and an upgraded fire sprinkler system – all items that helped further differentiate the property from the competition. The facility also offers above standard power (1,200 amps) which made it ideal for a manufacturing use.
JLL’s Garrett McClelland represented the landlord, Rexford Industrial, in the lease. Elbi was repped by Karl Heim of First Team Commercial. Terms of the deal were not disclosed.
"There continues to be a limited supply of buildings that can be used for manufacturing in Orange County especially for properties over 50k sf," said McClelland. "After touring properties in Cypress, Mid-Cities and other Southern California regions, Elbi chose 1210 North Red Gum Street for its expansion and relocation from Brea where it leased 20k sf for the past 20 years.”
