OC Industrial Asset Changes Hands in $4.5 Mil Deal

A private investor paid $4.45 mil for Coronado Plaza in the city of Orange. The property consists of two freestanding industrial buildings that total 39.4k sf of space and are located at 1085-1095 N. Main St, east of the 57 Fwy and south of Katella Ave.

Allen C. Buchanan and Joshua Harper of Lee & Associates Orange represented the buyer, Harvard 826 Property LLC, and the seller, Ball Road Corporation. Buchanan and Harper worked in conjunction with Ten-X to procure a buyer through the auction process.

The buyer was motivated by a tax-deferred exchange and bought the property with the intention of holding the buildings long term. A part of the appeal was the potential of multi-family re-development in the future.
