A 40.5k sf industrial facility in Huntington Beach traded hands in a recent $7.2 mil ($178/sf) transaction. The buyer is a family-owned electronic vaping business, will occupy 100 percent of the property as a product manufacturing and distribution facility.
The property, located 5802 Engineer Dr, west of I-405 and just south of Bolsa Ave, was formerly occupied by United Calibration Corporation. The buyer will occupy the building in the fourth quarter of 2017.
Mike Barreiro and Andrew Lara with DAUM Commercial Real Estate Services represented the buyer, a private family, in the transaction. The seller, Carol Watson Trust, was repped by JLL.
Barreiro notes that the scarcity of inventory in the west OC region area made finding a location for their client particularly challenging. Vacancy rates in the area were hovering at just above 2%, according to DAUM.
