OmniDuct paid $15 mil all-cash for a 103.4k sf ($145/sf) industrial property in Buena Park. The company, a manufacturer of HVAV ductwork, is relocating from Anaheim to this new location at 6388-6400 Artesia Blvd, on the southwest side of I-5 between Knott Ave and Valley View St.
The free-standing building features extensive street frontage and direct access to the 5 and 91 freeways. The site also includes 18.4k sf of two-story office space and abundant parking.
OmniDuct will immediately occupy the vacant 55.4k sf with the remaining 48k sf being leased through June 30, 2019 to a local furniture retailer. The property features include 21’ warehouse clearance, nine dock high doors, 1600 AMPS, fenced yard and 143 vehicle parking spaces.
CBRE’s Rick McGeagh and Joshua Bonwell represented the seller, C&S LLC, a local private investor partnership. Steve Schloemer at Colliers International repped the buyer.
The $145/sf price paid for the building is a record for both the Mid-Counties and North Orange County submarkets for a free-standing building of 100k sf or larger since the beginning of last year, according to CBRE research.
