Major New Office Development to Take FLIGHT in Orange County

Lincoln Property Company Southern California plans to start work later this year on FLIGHT at Tustin Legacy – a mixed-use/office development located in the heart of Orange County. Formerly known as Cornerstone I at Tustin Legacy, FLIGHT will provide 870k sf of space over 38.74 acres in OC’s Airport office market.

The project, located at the intersection of Barranca Pkwy and Armstrong Ave, is well situated with easy access to the 405, 5, 55 and 261 freeways. It will be constructed alongside the first phase of Legacy Park, the City of Tustin’s 26-acre park that will connect all of Tustin Legacy from the Metrolink Station to FLIGHT. Tustin Legacy is a 1,600-acre master-planned community located in the City of Tustin on land formerly known as Marine Corps Air Station (MCAS) Tustin.

FLIGHT’s unique ground up design will feature exterior catwalks, elevators, balconies and porches – as opposed to the central elevator-lobby core seen in other projects. This bold design delivers more useable square footage, encourages interactions, and allows both tenants and guests to step directly from the outdoors into one’s own space. Notably, its various building types cater to diverse work style preferences and tenants of all sizes. The campus includes: four, one-story or two-story buildings – two 5k sf and two 10k sf; three, four-story buildings with 22k sf floor plates; and one, four-story building with 38k sf floor plates.

“FLIGHT incorporates double height, hangar-inspired spaces or mezzanines and open floor plates, allowing tenants to define their own brand experience and truly enjoy the indoor/outdoor quality of SoCal living,” says Mark Motonaga, Partner at Rios Clementi Hale Studios, the architecture firm appointed for the project. “Its architectural style is a fusion of contemporary design and the rich aeronautics culture of the former Marine Corps Air Station.”

FLIGHT’s tenants will enjoy full use of the state of the art conferencing facilities, eclectic food hall, outdoor meeting and gathering spaces, Legacy Park with 2.5 miles of trails, and both structured and surface parking. The campus is also interlaced with courtyard plazas and parkways that feature neighborhood-like retail options and interactive areas that deliver a more urban, downtown experience amidst the otherwise sprawling Orange County landscape.

“FLIGHT takes all of the best qualities of what people define as ‘creative space’ and infuses it into one big campus,” says Mark Potter, Founding Partner at Alcion Ventures, Lincoln’s investment partner. “We are thrilled to have this much land to develop and deliver a multi-faceted office community that meets the demands of both creative and traditional tenants. The types of corporations that are based in or seeking a presence in Orange County merit this level of ground-up development.”

“The Orange County market values quality of life, carries the lowest unemployment rate in the Southern California region, well-below the national average, and is hungry for innovative development,” says David Dowd, Senior Vice President at CBRE and head of leasing for FLIGHT. “FLIGHT is not your big box office building with a center spine of elevators and lobbies. It is a one-of-a-kind campus with a variety of building options and amenities for every tenant type and size.”

CBRE’s David Dowd, Jeff Pion and Matt Didier are managing leasing for FLIGHT. Construction is anticipated to commence in quarter three of 2016 and to be completed in winter of 2017.
