A 25.9k sf, multi-tenant office building in the city of Orange sold for $3.3 mil ($127/sf). The building sits on 1.15 acres at 2230 W Chapman Ave, north of the 22 Fwy and east of I-5 and the 57 Fwy. National executive suites provider Premier Business Centers has a full floor at the building.
Chris Migliori of DAUM’s Orange County office represented both the buyer, Xchange Solutions Inc, and the seller, Wells Fargo Bank N.A., in the transaction.
Migliori also brokered a recent industrial lease nearby, in Santa Ana. In that deal, Real Income Group LLC agreed to a $1.25 mil lease for a 31.5k sf building on just over two acres at 2501 S. Garnsey St, south of Warner Ave and west of the 55 Fwy.
The building was constructed in 1975 and offers approximately 4.8k sf of office space, 11 dock-high loading doors, one grade-level loading door and a fenced yard.
