Pinnacle Exhibits LLC recently inked a seven-year, $5 mil lease for 92.8k sf ($0.64/sf/mo) of industrial space in Irvine. The company’s new space is at 9 Holland, a 181k sf facility that, with this deal, is now fully leased.
Pinnacle Exhibits designs, builds and manages 3-D brand environments to support marketing communications and advertising programs. Based in Hillsboro, OR, the company also has facilities in Morgan Hill, CA, and on Warner Ave in Irvine. The company will relocate its Irvine facility to 9 Holland in June.
Located within a mile of the Irvine Spectrum Entertainment Center, the building enjoys outstanding access to the Interstate 5 and 405 Freeways as well as the 133 and 241 Toll Roads. Configured for two tenants, Bio-Rad Laboratories Inc leases the remaining 88.2k sf of the building. Bio-Rad manufactures and distributes a broad range of products for the life science research and clinical diagnostic markets and serves more than 100,000 research and industry customers worldwide.
The building is owned by CT Holland Industrial LLC, an affiliate of CT Realty, who acquired the asset in 2013 and then repositioned it. The building also offers four dock-high loading doors and 24-foot clear height.
CT Holland Industrial LLC was represented by Gregg Haly, Jeff Carr and Dave Desper with the Newport Beach office of CB Richard Ellis. Ryan Harman of Lee and Associates’ Irvine office repped Pinnacle Exhibits in the deal.
