Here are a couple of recent industrial comps from the Orange County city of Garden Grove. One of the deals is a lease while the other is a sale.
In the lease, The Map Sports Facility inked a $3.17 mil, seven-year deal for an 80.1k sf ($0.47/sf/mo) facility located at 12553 Western, just south of Lampson Ave roughly midway between Knott St and Beach Blvd. Darin McDonald and Ted Sawyer of Lee & Associates – Newport Beach Inc represented the landlord, Deutsch SDL Ltd. Nick Spatafore of CBRE – Newport Beach repped the tenant in the deal.
In the sale, Ly Brothers LLC paid $1.24 mil for a 9.1k sf ($136/sf) building located at 10871 Capital Ave, south of Westminster Ave and west of Euclid St. Darin McDonald and Ted Sawyer of Lee & Associates – Newport Beach Inc, along with Mike Bouma of Voit Real Estate, brokered the sale on behalf of the buyer and the seller, The Robert Allen Schindler and Janet Schindler Trust.
