Here are a couple of recent Orange County industrial comps, in Tustin and Fountain Valley. In the Tustin deal, a 54k sf facility at 15601 Mosher Ave sold for over $5.77 mil ($107/sf).

In the Fountain Valley deal, a 20.2k sf facility at 11535 Martens River Circle sold for $2.5 mil ($124/sf). The buyer, GBCNC Services Inc, was represented by Darin McDonald of Lee & Associates. Brokerage duties for the sellers, Phillip and Betty Wang, were handled by CBRE’s Spatafore and Desper.
