Koll Co Completes Work on Irvine Spectrum Biz Park

Construction is finished on Koll Center Irvine III, a 188k sf business park built by Koll Company and consisting of 56 for-sale office/R&D units in Irvine Spectrum. Located on a 12-acre site at Bake Pkwy and Research Dr, a block west of the I-5 Fwy, Koll Center Irvine III is the third office/R&D project targeted to small space users that Koll Company has recently developed in the same area of Irvine Spectrum, the huge master-planned business park of The Irvine Company.

To date, 20 of the 56 units at Koll Center Irvine III are in escrow, with escrows scheduled to close in March. Ranging from 1.1k sf to 7k sf, the one- and two-story units are grouped in 11 buildings and include a standard mix of 50% improved office and 50% warehouse space that in many cases can be fully improved. Designed by LPA Inc of Irvine, Koll Center Irvine III features a campus-like environment with high-end landscaping and outdoor seating areas.

The concrete tilt-up buildings feature skylights, 16- to 22-foot interior clear heights, 200-400 amps and 277-480 volts of power with expansion potential, 14-foot-high ground-level loading doors and an average parking ratio of 3.25:1. All units are connected to a fiber-optic network that provides users with a wide-range of high-speed Internet and advanced business communications services.

“The strong sales response to Koll Center Irvine III is testimony to the outstanding design of these units and the quality that has been built in to each,” said Scott Meserve, development manager for The Koll Company. “It also demonstrates the demand for this type of smaller for-sale office/R&D product in Irvine Spectrum. Many buyers are smaller businesses that were attracted to the advantages of owning their own building in one of the most convenient and high-profile business environments in Southern California.”

Mike Hartel, Kevin Turner, Joe Winkelmann and Travis Haining of Colliers Seeley are the exclusive marketing agents for Koll Center Irvine III. The two other nearby business parks—Koll Center Irvine I and II—totaled 76 units and 324k sf. They were completed in 2006 and 2007 respectively.
