We’ve got three industrial space sales in Santa Clarita totaling about $8.65 mil in Santa Clarita to report.
In the largest deal, a 23.6k sf property at 24907 Anza Drive traded for $5.2 mil, or $220/sf. Matt Dierckman, David Harding, Greg Geraci, and Billy Walk with Colliers represented both parties in the sale.
In another transaction, a 6.8k sf space at 28307 Constellation Drive traded for $1.9 mil ($279/sf). The same Colliers team repped both sides in this deal as well.
An in the third sale, a 5.2k sf property at 28308 Constellation Drive went for $1.56 mil ($300/sf). Colliers represented the seller.
“The Santa Clarita industrial market has emerged as one of the strongest in Southern California due to the strong demand for space combined with limited availability,” said Dierckman. “The year-to-date total gross activity is 1.4 msf, and as a result, the vacancy rate is 0.6%, and the availability rate is 1.0%. A strong labor pool, great local amenities, ample housing, newer, more functional industrial product, and zero business or utility taxes have led Santa Clarita to be rated one of the best cities in the Los Angeles region for business. In response to the high demand, approximately 450k sf of industrial buildings are currently under construction.”
