Buenaventura Financial Center, a four-building, 162.7k sf garden-style office campus in Ventura, was purchased by a Los Angeles-based private investor for $24.3 mil ($149/sf). The property sits on 7.7 acres at 255, 260, 290 and 3585 Maple St, at the end of a cul-de-sac.
The campus is currently comprised of four buildings situated on four separate parcels, however, the new owner is expected to redevelop the property into an apartment project. It is walking distance to Mills Street and the Pacific View Regional Mall.
Mark Shaffer, Melinda Russell, Anthony DeLorenzo, Gerard Poutier and Michael Slater with CBRE represented the seller, a private investor. According to Shaffer, the listing received strong interest and multiple offers.
A lack of housing construction in Ventura over the past decade has led to supply-demand imbalance, with apartment occupancy rates in the county at more than 97 percent, according to research.
